Why do I need an Energy Performance Certificate (EPC)?

The EU Energy Performance of Building Directive 2006. requires all domestic properties that are sold, rented or under construction must have an Energy Performance Certificate to give prospective purchasers and tenants an insight into the energy performance and running costs of the dwelling.

Who needs one?


Home Owners / Sellers - an EPC is a mandatory part of the Home Information Pack which enables sellers to market their property for sale.

Residential Landlords - from 1st October 2008, EPCs will be required when domestic properties are to be offered for rent.

In summary, this means that sellers will require an EPC for private sales and landlords when their property is being offered for rent from 1 October 2008.

What is it?

The EPC is a certificate showing the energy efficiency and environmental impact of a property. The property is given a rating which is shown on a colour bar chart similar to that seen on a new fridge or freezer along with the potential rating if the recommended measures are implemented.

The EPC also includes details of energy saving measures that can be taken to reduce household bills.

An EPC is currently valid for 10 years, but if part of a Home Information Pack, the property must be marketed for sale within 12 months of the date of the EPC.

Only accredited Domestic Energy Assessors (DEAs) are authorised to produce EPCs.

What you can expect?

Upon instruction, we will arrange a suitable appointment with you to inspect your property. It is important that we have access to all parts of the property including the loft, if possible.

It is also helpful, but not essential, to have available certificates e.g. for new double glazing, conservatories or extensions.

An inspection normally takes between 45 and 70 minutes. During this time details will be written down on features such as the age and construction type of the property, age and type of windows, type of heating and hot water system as well as type of wall and roof insulation.

Measurements and photographs are also be taken in order for us to reflect and review findings before producing the Energy Performance Certificate.

Following the inspection the EPC for your property will be produced and lodged on the Government's national database. A hard or electronic copy will be sent to you normally within three working days from inspection.
